This year the Real Estate market has been very quirky & unpredictable. It's difficult to predict a future sale based on recent comparables in some cases! Overall, Toronto home prices have been up about 6% compared to last year, but this can swing widely according to neighbourhood, price point and house type.
In terms of winning and loosing areas in Scarborough, E06 (Birchcliff, Cliffside & Oak Ridges) showed double digit increases of 14.15% vs. same period last year; while E07 (Agincourt, Milliken & Agincourt South-Malvern West) saw a decrease in prices of 4.3%.
Another interesting factoid to look at were the highest and lowest sales by quarter:
Now that graphic is for detached homes; which also happens to be the highest and lowest priced properties with buildings on them. The lowest sale price was $375,000 for a vacant 37' x 132' lot in West Hill.

Bank Sale: you could pick up a 2 bedroom Bank Sale property on Birchmount Rd. for $160,000. The highest sale was for $849,000 for a large 2 bedroom condo in the Beach in popular Henley Gardens at Victoria Park & Kingston Rd.
